Have you ever looked at a calendar and suddenly realized that your rent was due that day? Or worse yet, that it was due a few days ago and that it’s now late? With online rent payments, these concerns are a thing of the past. Simply hop on your computer, log in on the portal,  and in just a few minutes, your rent is paid! You can also remove all doubt and schedule a payment in advance so your rent is paid automatically. All of this is in addition to not having to write checks, address envelopes, or find/buy stamps.

In a world where online financial predators seem more and more common, we understand if you have reservations about entering your bank account information online. But fear not! When you are renting from Shearer Realty, your information is password protected and all transactions are both encrypted and securely transmitted.

Qualifications

To qualify for any of our homes, you must comply with the following criteria. These are non-negotiable items for approval when renting from Shearer Realty.

  • When renting from Shearer Realty, your household income must exceed 3x the rent amount per month.
  • Each applicant must have a clean criminal history with no felony convictions.
  • Before renting from Shearer Realty, each applicant must have a good rental history with no outstanding debts to current or previous landlords.
  • Each applicant must have a credit score above 500 in order to be renting from Shearer Realty. If your credit score is between 500 and 550, a double deposit may be required. Excessive collections on a credit report may also be grounds for denial. Credit reports pulled from other sites will not be accepted. We can only use the reports pulled from within our company.
  • Before renting from Shearer Realty, each application will be reviewed by our office staff. Once your application is approved, you have the first right of refusal for up to 48 hours. If a signed lease and deposit are not received within 48 hours of the approval, we may continue on to the next applicant in line.
  • A $25.00 lease admin fee is required at the time of signing a lease when you are going to be renting from Shearer Realty.
