Partner Services
We do partner with several third party services to maximize efficiency and offer benefits to our tenant. Some of the services provide a profit for us. The services are below:
Pet and Service Animal Verification
This service verifies all pets, Service Dogs and ESA’s and will assign a score to each pet. The score determines the amount of pet fee we will charge the tenant. Any pet that does not meet the criteria will be denied.
Fraud Detection Software
This service is used during the application process. We enter all the documents the applicant sends us to prevent fraud such as false ID’s, edited pay stubs etc. Any fraudulent documents are flagged and reviewed for denial of the application.
Security Deposit handling
This service allows approved applicants to pay their deposit electronically. They also have the option (if they qualify) to purchase a surety bond each year in place of a standard cash security deposit. The surety bond covers 2x-3x the standard deposit amount with the homeowner being the beneficiary.
Resident Benefits Package
This company provides a benefits package for a fee in addition to the monthly rent and is charged to the tenant. The benefits include renters insurance, air filters delivered to their door every 90 days, pest control up to 4 times per year, credit building, identity theft protection and move in utility concierge service. This is required for all new tenants. Shearer Realty makes a monthly profit per tenant off of this service.
Self Showing Lockbox
This service allows potential renters to schedule their own viewing of vacant homes by verifying they are who they claim to be through live photos and ID scans. Once approved, they can schedule their tour and a temporary code will be sent to them 30 minutes before the showing. LetHub automatically follows up with links to the application making it a fast and easy process to view and apply for your home.
Inspection Platform
This service is a platform for tenants to use at Move In to note the condition of the home. We also use this platform to conduct our tenant inspections during the lease. Once inspected, the system will automatically send you the report with details and photos of the home. We then follow up with you and the tenant on any items that need attention.
